What is Lake of the Dells?
Lake of the Dells is a gated condominium community that offers both finished homes and home sites for purchase. It is a 190 acre property that when fully developed will have 170 acres of open space. It is located in central Wisconsin, just four miles north of the Wisconsin Dells. It is surrounded by golf, fine dining, spas, skiing, cross country, hunting, fishing, bird watching, hiking, biking, water parks and many more activities. It has become a home for families that treasure their time together and with friends in a natural setting of extraordinary beauty.

Is Lake of the Dells a private property?

Yes, we are a private, gated, condo community. All owners at Lake of the Dells are members of a condominium association.

Will I have a view of the Wisconsin River?

Some of our sites and built homes have spectacular views of the river, some have more of a “woodsy” surrounding, but common areas include our beach and land near the river, so everyone at Lake of the Dells can see and use the river whenever they want.

What will the association provide me?

The association provides lawn mowing, trash pick-up and snow plowing. It also provides our Lodge, pool, hot tub/spa, party deck and barbecue, lodge kitchen, great room, changing rooms, and exercise machines. It maintains and provides a tennis court, baseball / softball diamond, shuffleboard, basketball court, horseshoes pit, and the roads and trails throughout the property. The association also provides access to the Wisconsin River.

Do my association fees cover the use of the clubhouse?

Yes. The Lodge is used as a commons area, open to all owners and their guests. It is available for parties, reunions, events, etc.

Will I have access to the Wisconsin River?

Yes. The condominium association fees provide access to the Wisconsin River via a boat ramp and a pier. Owners also have the opportunity to lease a private boat slip.

How much are taxes?

Tax assessments and mill rates are subject to change based upon the rules and regulations of Adam's County and the Town of Dell Prairie.

What size lots are available?

Sites range from a one-third acre to three and one-half acres.

Can I build my own home?

Yes, if you buy a site instead of a unit.

Can I bring my own builder?

Lake of the Dells is the project general contractor. You may select a builder for your unit from a list of approved builders, or ask to have your builder pre-approved by LOD Development, LLC.

Can I customize my building plans?

Yes. Most building contracts may be customized, although you must remain within the footprint of the appropriate building survey. To ensure quality construction throughout Lake of the Dells, the association has design review authority. No requirements beyond local building code apply to interiors.

Can I sell my unit?

Yes. Lake of the Dells retains "first right of refusal," which means it has a limited period in which to purchase your property at the market price before a sale to any third party.

Can I rent my unit?

No, to remain a private, gated, condo community, Lake of the Dells does not allow property rental.

What are the water and sewer systems?

The water and sewer systems are joint with other owners. Maintenance and repair is shared. A water meter is used to track usage per unit and the costs are prorated based on individual usage.

Are there Well Agreements?

Yes. Well and sewer agreements are defined in the Condominium Articles and By-laws.

Can I have a golf cart to use in the property?

Yes. You must provide proof of insurance and Lake of the Dells must approve the type of vehicle you intend to use on the grounds. For safety reasons, three-wheelers are not allowed. Walking in Lake of the Dells is wonderful; everything is close enough for a nice walk, so we hope you may choose walking and bicycling.

Can I store my boat, RV/trailer, snowmobile, etc. on my site?

You may store such items on your site if you meet all deed restrictions and Condominium By-Laws that apply to your unit. Lake of the Dells also makes available a secure storage area on site, which may be best for something large and long-term. Off-season and long-term storage of such vehicles and equipment is offered to all unit owners.

Can I dock my boat at a pier?

Yes. There are a limited number of slips/docks available. Owners in LOD are given the opportunity to lease these slips/docks. You will be offered the opportunity to lease a slip at the time of your purchase, or if all slips have been leased, you will be placed on a prioritized waiting list. You also have access to the water via the community pier. One hour docking is permitted on the community pier. Only owners at LOD will be allowed access or docking rights at LOD.
